Strict rules apply: absolute maximum capacity of 50 people total on the property, maximum of 15 vehicles, and strictly no driving or parking on the grass. All professional vendors must provide a Certificate of Insurance (COI), and event insurance is mandatory for weddings. Outdoor quiet hours begin at 10:00 PM sharp. A zero tolerance policy for glitter or confetti applies, carrying an automatic $300 deep cleaning fee. Failure to comply with these terms will result in immediate eviction without refund.

House Rules
• Early check-in is subject to availability.
• No smoking, including e-cigarettes and weed, is allowed in the house and within 15 feet. Evidence of smoking will result in a $500 cleaning fee.
• Drug use/possession prohibited on property. Violation results in immediate eviction and may be reported.
• Firearms strictly prohibited on property. Possession will result in eviction/legal action.
• No pets allowed. We welcome service animals that comply with ADA requirements. However, misrepresenting a pet as a service animal is not allowed and may result in eviction without refund.
• Max 19 overnight guests allowed.
• Do not move the grill, BBQ smoker, or fire pit. Do not leave them unattended due to safety precautions.
• No parties or loud noise allowed to respect our neighbors and environment.
• Parking on grass or under the house is prohibited. Do not connect vehicles to non-designated outlets on the property.
• Swimming or diving is strictly prohibited on the property due to safety reasons. However, you can still enjoy the beautiful scenery and activities such as fishing or relaxing by the river.
• Do not remove any towels or linens from the property for use outside the home for any activities.
• Tampering with electronic devices results in immediate eviction.
• Please do not enter or attempt to access restricted areas on the property. Unauthorized access will trigger the alarm system and may result in eviction.
• Please only flush human waste and toilet paper down the toilet as the property operates on a septic system.
• No Glitter or Confetti: Please note that the use of glitter, confetti, or similar small decorative materials inside or outside the house is strictly prohibited. Evidence of use will result in an additional $300 deep cleaning fee due to the extensive vacuuming and detail work required to remove these items.
• If planning event, Commercial photography or filming, please inform host ahead.

Payment Policy
Before you book, make sure you're comfortable with our cancellation policy. Keep in mind that our policy doesn't cover cancellations due to illness or travel disruptions.
• Deposits & Balances: To confirm your reservation, you must pay a deposit of 50% of the total amount due at the time of booking. The remaining balance is due 30 days before your arrival date.
• Modifications: If you need to modify your reservation, please contact us as soon as possible. We will try to accommodate your request, subject to availability and any applicable fees.
• No-Shows: In case of a no-show, you will be charged the full amount of your stay.
• Card Authorization: We reserve the right to pre-authorize your credit card or debit card before your arrival date to verify your payment information and secure your reservation.
Mandatory Event Restrictions & Fees

• Event Usage Fee: Approved events are subject to an Event Usage Fee; failure to pay this fee prior to the event will trigger immediate cancellation and eviction without refund.
• Capacity Limits: The total number of people on the property (overnight guests and daytime visitors combined) will not exceed 50 people.
• Insurance Requirements: Guests must provide a Certificate of Insurance (COI) for all professional vendors at least 7 days prior to arrival. For wedding events, purchasing specific Wedding Insurance is mandatory. If required event documentation is not received by the 7-day deadline, the Host reserves the right to cancel the event portion of the stay or the entire reservation.
• Liability & Vendor Management: The primary guest is exclusively responsible for the conduct, safety, and compliance of all attendees and third-party vendors. The primary guest assumes full financial and legal liability for the actions of any hired vendors (caterers, photographers, planners, etc.).
• Setup & Logistics: All vendor setup and teardown must occur within the approved booking window. Indoor furniture must stay inside, and outdoor furniture must stay outside. Any additional tables or chairs needed for the event must be provided by vendors and used only in designated areas.
• Trash & Clean Up: Vendor-related trash must be removed from the property by the vendor upon their departure. All other event-related trash must be bagged and placed in designated on-site receptacles.
• Decorations: There is a zero-tolerance policy for glitter, confetti, sparkles, sequins, glue, paint, or spackling. An automatic $300+ deep cleaning fee will be charged if any trace is found.
• Parking & Noise: Guest parking must be managed to ensure no more than 15 vehicles are on-site, with no street parking and no driving or parking on the grass. All outdoor music and loud activity must cease by 10:00 PM sharp; this is strictly enforced and failure to comply is grounds for immediate eviction.
